What You Should Know Before Renting Your Property

ellington has adopted an ordinance relating to the regulation of residential rental units within Wellington. The purpose of these licenses is to protect and maintain Wellington's housing stock, enforce minimum housing standards, renovate substandard housing and protect the health, safety, and welfare of the residents and property owners in Wellington.

Wellington Ordinance Chapter 71 requires the owner of any rental dwelling unit located within Wellington obtain a Rental Dwelling Unit License. An initial, nonrefundable license fee in the amount of $75.00 per license for each rental dwelling unit shall be assessed. The owner shall pay an initial inspection fee of $25.00. A rental unit license expires on October 1 of each year. An application renewal shall be filed with the department at least 60 days prior to October 1 of each year. Renewal letters are mailed June 1 of each year.

Property owners who wish to be represented by an agent or representative in matters concerning their Rental Dwelling Unit License Application must provide a Letter of Authorization to the Wellington, Rental Licensing Department. The representative or agent shall be at least 18 years of age and shall be a resident of Palm Beach County. Letters of Authorization are available online with Rental Dwelling Unit License Application Packets.

Property owners of rental complexes containing more than 50 units are also required to register on an annual basis. The annual nonrefundable registration fee is $1,000.00.

The rental of real property for permanent or temporary residential purposes to sexual offenders and sexual predators that does not comply with all requirements of Chapter 36, Article IV, of the Code of Ordinances is prohibited.

Upon receipt of a properly completed license application and the required fees for each initial rental license, an inspection shall be conducted to determine if the dwelling unit is in conformance with all applicable rules and regulation.

Owners of rental properties are required to obtain a Local Business Tax Receipt (formerly known as Occupational License) in conjunction with the Rental Unit License.
